Rents are down 16.6% from a year ago. Lower rents and generous concessions are luring renters to sign new leases. For the fourth consecutive month, new lease signings in Manhattan rose to their highest level for the current month since the Financial Crisis 13 years ago, rising 57.6 percent over January 2020.

An unintended side effect of the effects od COVID-19 is that many NYC coops and condos are losing income as the ground floor retail establishments can't pay the rent, or go out of business completely, forcing the buildings to pick up the slack.
