The Western New York market is seeing Multiple Offers on almost every home getting sold these days. I often get asked how buyers can make their offers more attractive and differentiate themselves from the rest of the pack. The Buffalo Niagara July Housing Statistics are out and the numbers are almost un-believable Some highlights: -Closed Home sales are down 38% from last year -Median Sales Prices are up 7.8% from last year... -Inventory is down a whopping 34.2% -Months Supply of Inventory down 30% These results continue to show an extremely favorable sellers market and there are no signs of that slowing down. Check the data out yourself, numbers don’t lie!
The June 2020 Real Estate numbers are out for the Buffalo Niagara Region, and they continue to show a WNY Real Estate Market that is dominated by Sellers and still seeing some lingering effects of COVID. Extremely low inventory on the market and a plethora of eligible buyers thanks to record low interest rates has created a major imbalance of buyers vs. sellers in the market. Houses are easily sold over asking price (check out the numbers, it's almost guaranteed!) and multi...ple offer situations are almost automatic as well. The COVID effects without a doubt contribute to the YTD decline, and are also contributing to increasing days on market by a few extra days. We are seeing Average and Median Prices are slowly rising YTD, and a drastically reduced inventory of homes for sale. It's a sellers market in WNY and will continue to be until interest rates rise!
