MONEY MISTAKES THAT CAN GET YOUR MORTGAGE DENIED #5 Taking a new jobeven a better-paying one No lender is going to be over the moon if you get a new job halfway through the home-buying processit disrupts an already tedious paperwork process. That said, some moves are more OK than otherslike getting a promotion within your company or even making a lateral move to another.... If you’re going to change jobs, as long as the function is the same, it is generally OK. Lenders are less OK with your switching fields. Want to trade in your low-paying journalism job for a lucrative gig as a software engineer? We feel you. But even with a potential pay increase, that kind of switch is seen as too risky to mortgage lenders. You don't have a proven track record of being able to work (and not get fired) as a software engineer. Remember, lenders want to feel good that you can repay the loan. Making changesparticularly to your primary source of incomeisn't seen as stable as remaining in a job long term. Even if you do remain in the same industry, you should beware of switching into a role where your income is largely dependent upon bonuses or commissionseven if your annual income will end up being higher than your current position. Lenders can't see what you haven't earned yet, and they'll factor that into your mortgage approval. Overall, the best thing you can do is lie low until you've closed. It can change debt ratios, change your interest rate (which may also kill your mortgage approval), and even lead to a lender deciding you have too much debt and (you are) not worth the risk anymore. MONEY MISTAKES THAT CAN GET YOUR MORTGAGE DENIED #1 Moving money around If you’ve been storing up cash reserves, do notwe repeatdo not move that money out of savings and into stocks while you wait to close. Why would someone do this? Well, maybe you'd like to make some extra cash off those reservesbesides, the money is just sitting there anyway, right?... Wrong. It's serving a real purpose: showing your liquidity. Moving money around can wreak havoc on your loan approval. You’d think that isn’t a big deal, but your lender is counting how much money you have going into closing. With savings, lenders count that as 100%, but with stocks they only use 70% of the value because stock prices can change. So, if you have $100,000 in savings and you move that into stocks, suddenly you only have $70,000 from an underwriter’s perspective. You’ll need enough cash to cover the down payment, closing costs, and at least three months of mortgage payments. (Yep, that's right, we said three months.) If the stock deduction dips your assets too low, you could be looking at a denial. #MortgageMistakes #AcademyHomeLoans

MORTGAGE KILLERS & HOW TO SURVIVE THEM Negative events on your credit report Let’s say your mortgage officer was unaware of you having a previous short sale in the past four years. If it happened within the past four years, this can stop your conventional loan in its tracks, which could mean you’d have to move to an alternative loan program, such as FHA. Lenders run each borrower through a comprehensive background screening through multiple fraud databases, which would identi...fy any other property you were tied to in the past seven years. If any other unaccounted-for properties pop up, documentation will be required to show either the property is no longer yours or it was sold, or the carrying cost of that property would be factored into your payment-to-income ratio. If you are not sure about something financially related to your loan application, be sure to ask your loan professional. Should any unforeseen roadblocks pop up in your mortgage loan process, call your loan officer right away to explain the situation and get a read on what type of documentation will be needed to satisfy the condition and/or the problem. MORTGAGE KILLERS & HOW TO SURVIVE THEM Paying off your debt the wrong way Let’s say you have credit card payments totaling $300 per month on a $10,000 balance spread out over two to three credit cards. You decide to pay off those credit cards to reduce your payment liabilities, thus lowering your payment-to-income ratio. This can be very tricky if not done correctly, and can very easily skew the underwriter’s perception of what your liabilities truly will be by closing. When ...you pay off consumer debts to qualify for a mortgage, the account(s) must be closed as well. This can be problematic, as closing credit cards can have a negative impact on a healthy credit score. It is true you could simply reopen the credit cards after you close on the mortgage anyway, but lenders do not view it that way. They assume you’ll close the cards and not open them later on. An alternative option involves getting an updated credit report that shows the debts are paid off in full without any payments due. The key is to make absolutely sure each creditor whom you paid off in full specifically reports to each credit bureau a zero balance and a zero payment due. Before you pull your credit reports, you can monitor changes by looking at your free credit report summary on Credit.com, which is updated every 30 days. #SeasonToBuy #HowToSurviveMortgageKillers #AcademyHomeLoans

An easy way to offset that is a written verification of employment, which specifies and breaks down your income. This is especially important if you’re an hourly wage earner with gyrating incomesuch as varying hours worked, bonuses, or overtimethat... has not been consistent for most of the past two years. Lenders like to see two years of more or less consistent income history, but there are ways to work with that. If you don’t have this, you’ll need a lender who can work with your ancillary income with less than 24 months.
