Located in the Tri-beca, the 1,900 sf loft space exists on the 6th floor of what was once a warehouse built in 1920. The building is composed of thick brick exterior walls and arched interior bearing walls. The floors and ceilings are composed of rough sawn 3 x 14 solid wood timbers. The interior was completely gutted and the floors leveled. New interior partitions were installed to accommodate the minimally detailed trim, kitchen and bathroom installations. The design creates an open living space between the light filled arched openings for an active family. The bedroom wing is separated by a private hallway. The walls of the living spaces are painted white with natural oak floors to complement the rustic ceiling beams. In the bedroom and bathrooms spaces, all the surfaces of each room are painted with the same saturated color.

FG Residence, Montauk, NY. Design + Build, this project is a collaborative venture with FD Building Co. for a Client who desired the streamlined benefits that the design/build construction process provides. Situated in the Hither Hills area of Montauk, New York, the site is a small corner parcel with restrictive building & zoning requirements. The design accommodates a 2,750 sq.ft. house, garage and in-ground pool. The Client required us to consider a modern barn as a desig...n aesthetic. Simple gabled shapes are clad in Alaskan spruce shake siding with standing seam metal roofs, gutters & downspouts. The entry is placed under a folded grey roof that is pushed into the front facade accented by white board and batten siding. A custom steel stair at the entry is centrally located in the open 1st floor plan that contains all the living spaces and guest suite. Tall windows and doors in the L-shaped plan open onto the grade level courtyard, porch and in-ground pool. The 2nd floor contains the master suite, two additional bedroom suites and deck. The project is equipped with the most advanced septic, hvac, communication & energy efficient building systems. Completion is scheduled for Summer 2020. See more

123 South road is 3,600 speculative single family residence set adjacent to natural wetlands and nearby Moriches Bay. Two cedar shake clad gabled volumes, set 90 degrees to each other, create lower and upper levels into the sloping site. The main Entry is placed between, in a tall lite filled Entry Foyer. The Living spaces occupy one large room that opens onto an adjacent courtyard with an inground pool, bluestone patio and Pool-house. The house has 5 Bedrooms with all on the 2nd floor having beautiful views to the wetlands landscape. Construction to begin in early 2020.

Located in the Hither Hills area of Montauk, the heavily wooded, long thin site, sits 300 feet above the ocean with partial views to the water. Due to the restrictive zoning setbacks, we developed a scheme which is composed of 2 gabled volumes which are shifted and create a house that exists on 2 levels. The entry is hidden on the upper level of the house and placed between the 2 volumes. The kitchen, dining and living room spaces are placed in an open space composed of an ea...stern white pine post & beam structure clad in 6" SIP panels. The master suite is placed in taller structure which overlooks the ocean, forest and courtyard below. All the secondary bedroom and entertainment spaces are placed on the ground level and surround a courtyard composed of a pool, fireplace, outdoor kitchen, screen room and trellis. Poured concrete walls define the landscape and provided a base for the gabled structures to sit upon which will be clad in Alaskan white cedar shake siding and roofing left to weather naturally.
