REMINDER: Make sure that your Furnace and Water heater Intake/Exhaust vents are free and clear of snow and ice. If the vents are blocked your furnace and water heater may not ignite do to lack of air flow.

ELEVATED DECK SAFETY Summer is here and many people will be enjoying their decks. I would like to educate everyone about some defects that I encountered on a recent home inspection and what to look for on your deck. First thing to look for is seperation of the deck from the house. This indicates a unsecure ledger board. The ledger board is what holds the deck to the house. Next item to look at is how it is attached to the home from under the deck. There should be approved l...ag bolts and not nails. There should also have approved joist hangers with approved nails. Screws are not recommended due to their corrosion factor and sheer point . The next thing to look at is beam support. Make sure that the beam is not sagging due to a missing post. Craftsmanship and codes change every year. This deck that I inspected has seperated from house. This was caused because there was no deck flashing installed at time of construction. Water damage has occurred and wall is deteriorated. Deck has dropped and pushed siding off of the wall. No anchors were used and hangers have unapproved nails.
