Myth #4: Set your home price higher than what you expect to get. WRONG Listing your home at too high of a price may actually net you a lower price. That's because shoppers and their real estate agents often don't even look at homes that are priced above market value. It's true you can always lower the price if the house doesn't bring any offers in the first few weeks. But that comes with its own set of problems. Myth #3: Zillow says, therefore it is. WRONG! When was the last time Zillow physically walked through a property, pulled relevant comparables, did specific adjustments and established an on-point range of value?... Zillow’s Zestimate gives a consumer a general idea of the value of a home the company calls it a starting point but by no means is it an exact valuation tool. Zillow can’t discern the difference between why homes on one street or in a particular area may be different value-wise versus those just two streets over. It can’t tell the consumer why the last three sales sold for the prices they did and why a particular school is driving people to a specific neighborhood. Many believe, however, that real estate agents will say and do anything to make a sale, because they don’t get paid until a home closes. This real estate myth can certainly be possible as there are real estate professionals who will say and do anything to make a sale, however, the majority of real estate agent...s will not. Most real estate agents business relies heavily on referral business, word of mouth business, and repeat business. A real estate agent who blatantly lies to clients just to make a sale, is unlikely to receive any of the above mentioned business. When buying or selling a home, it’s extremely important to select a very trustworthy real estate agent who you can trust and are comfortable with. Myth #1: You get a better deal buying through the listing agent. Wrong! If you use a listing agent to buy a home, consider how hard the listing agent is going to negotiate the price with the seller, who also happens to be their client. Same goes for any negotiations from the home inspection findings. It’s possible by using the listing agent a better deal could be had, however, the biggest consideration that needs to be taken into account is the representation that will be r...eceived.
