Could the 2nd Ave Subway be coming to East Harlem Soon? It's part of the Capital Plan for MTA 2020-2024 and could be some big news for all my East Harlem owners! It also would plan to add new electric, natural gas buses, new subway cars and modernizing the NYC transit system. Just wanted to give a quick update on two points of the real estate market. First after the FED’s announcement last month of dropping the interest rate for the first time in 10 years. Mortgage rates are at a new record low of 3.375% today. You have to go all the way back to 2013 to see a rate lower! The second part is looking at the median discount from listing price which will give you an idea of how negotiable properties might be or how much of a discount you might be ...able to get. The most recent chart I can pull shows a 7.1% median discount to listing price from May 2019 in Manhattan. Again this is a number I haven’t seen in quite some time (further back then my chart goes).
