This reno is a total to-the-sticks gut, and rebuild. The entire first floor layout will be altered with an open floor plan for the main living spaces, and upstairs is a total reconstruction with a series of gable peaks facing the avenue. The existing house was in dire need of an upgrade. Shoddy previous construction, and years as a two-family rental, it was begging for some TLC.

The existing home was designed as a Spanish Villa, one of only a handful in the village. Although it had some character and charm, it was constructed very poorly...a "builder's special" as they say. The challenge was to redesign and reconstruct the home without altering the basic profile in order to keep the costs manageable, correct all the deficiencies of the original build, but yet give the home a whole new perspective with style and character all its' own.

This project was to: A.) Update the existing interior home on all levels. Modernize the spaces for 21st Century living. The entire 2-1/2 story home was underpinned by 2' creating a 9' deep basement where a 7' basement existed. The basement has a home theatre, card room and wine cellar among other amenities. Add a front portico to the home. Move around some walls on the first floor to reconfigure the rooms. On the second floor, add the 2 wings-one on each side. These wi...ngs added Master closets to both bedroom suites on the front of the home. Update the bathrooms and bedrooms. B.) Remove the existing garage and construct a new 29'x78' multi purpose structure in the rear yard. The building has a 3 car garage, an adjacent 29'x40' entertainment space with glass doors overlooking the yard. Upstairs is one large man cave end to end with 14 dormers. The basement, yes this building has a basement, houses a home gym, his and her baths, a sauna, a 1 bay golf driving range, and..... wait for it... a 16' x 32' swimming pool. All this underground living then has a 60' long tunnel that leads back to the basement of the existing home. The tunnel has a door and steps to grade for emergency ingress and egress.
