We recently completed the sale of one of our first investments - an age-restricted (55+) housing complex in Rye Brook, NY. The complex was built in the late '90s, and was in need of some basic upgrades as well as enhanced rent management. By the end of our five year ownership, property value increased by 80%, well above underwriting. We're delighted to have returned 2.92x our investors' equity investment, working out to a c. 38% avg annual return.

We have had a busy summer with multiple simultaneous renovations occurring throughout our properties. Here are some before-and-after shots from one of them in downtown Hastings-on-Hudson. We called this one ‘the house of doors’ with its chopped up layout and the excessive number of walls / doors for a one bedroom apartment. We removed FOUR doors and two walls, turning this into a spacious open plan concept unit. Low cost, high impact. Bringing these old floors back to life and removing the kitchen linoleum also went a long way. We recently closed on a three-building multifamily portfolio in Tarrytown, NY. The properties are historic and irreplaceable with original wood floors / moldings, high ceilings, etc. Our business plan includes the careful renovation of the units to provide ‘affordable luxury’ apartments in a downtown setting. The portfolio had been owned by the same owner for over 40 years and was acquired off-market at a 7.4% cap rate. The acquisitions add to another four assets we already own within a 1-mile radius allowing us to work off our existing operational infrastructure and local market knowledge. It’s amazing what a little paint and a lot of power washing can do for a property. We sold this 17-unit building property in 2018, repositioning it by upgrading common and exterior areas, renovating over 50% of the units, as well as adding laundry and parking as new revenue streams.
