Two inspections Saturday, each with something we don't see too often but important for the client to know. Inspection 1 had a sprinkler system built into the home. Did you know NYC requires regular inspection of these systems? Noncompliance can result in large fines. The upside (besides fire protection) is most insurance companies give a nice discount for having sprinkler systems in the home. Inspection 2 had vermiculite insulation in the attic. Uncommon in our area, this material is presumed to have asbestos. The EPA recommends leaving it in place and occupants should avoid going into the attic.
This is why you don’t waive the inspection. Look at the big black wire on the left. That’s a fire waiting to happen. I warned the seller but they just didn’t ge...t it - It’s been fine for 25 years. Looking at me like I’m an idiot. The neutral is fried too. What's that stain in the bottom of the furnace? Probably oil leaking from the blower motor. Not surprising considering the unit is from 1982! Still functional, but barely moving air. Recommend budgeting for a new furnace!!
The center of this bay window is suffering from argon depletion. Not only does this reduce its energy efficiency but it may cause the glass to shatter.

I hosted a short zoom meeting two weeks ago that gave a brief overview of what thermal imaging (aka infrared) can and can't do. With cameras becoming more affor...dable, some people are using them without being trained (training is not cheap). It's easy to misinterpret pictures and think things are problems when they are not. When the attic looks this good from the entrance, some inspectors might stop right there. If they didn’t get on their back and crawl in they would miss this mold above the bathroom vent. #unlimitedhomeinspection
I've been adding R30 insulation in my attic - some places had no insulation, and the insulation in the rest of the attic is from 1965 (it's probably R5). The so...ftware allows you to get temperatures from multiple locations within a photo. You can see the uninsulated part of the ceiling is 54.2 degrees and the insulated part is 64.8. That's a huge difference. I'm going to continue adding insulation until the entire house is done. It's an initial cash layout that will pay for itself in a few years on energy savings. It's also a tax deduction.

In the past week we found two roofs with water damage to the decking, and one collapsed sewer drain. These finds alone saved our clients thousands.
