This damaged siding was visible only because the 'Island Smart Home Inspector' took the time to traverse & closely inspect the entire roof area. Water leaking behind damaged siding & under roof shingles and into house is creating interior wood rot, damage to wall & ceiling drywall, wood trim and creating black mold. Black mold is a health hazard. All material with visible black mold must be removed. Recommend removal and replacement of any and all loose or damaged siding and... roof material. Removal and replacement of all damaged exterior material & damaged Interior wall & ceiling drywall, insulation and wood trim. Refinish [paint] all walls & ceiling & trim as needed. This seemingly small damaged area will cost approximately $2,900 to $3,500 to repair. The home seller was notified and made all necessary repairs.
