Although Westchester is considered one of the pricier NYC suburbs, there are some communities that are considered more affordable. Can you guess which ones? https://westchestermagazine.com//affordable-places-live-/

Sometimes finding a home takes a circuitous route! I first connected with my client in August 2019 when she was looking for a condo in Northern Westchester. However, when she got a new job on the western side of the Hudson, we turned our attention to condos in Rockland. Helping my client find her first home has been an absolute pleasure. I'm thrilled that she finally has her own place, a perfect starter home, and an easier commute to her job!

Take Action for Co-op Disclosures in Westchester County, NY! Hey, local Westchester friends! One of the challenges of purchasing a coop is that you need coop board approval before closing on your home. You might be able to get financing from the bank, but the coop board can still refuse your application, and they don't need to give a reason why! As a realtor, I feel this gives coop boards too much power and is grossly unfair. Prospective buyers have the right to know why the...y were not approved and cannot buy the home they want. If the reason is financial, the board should state this; it is a valid reason for rejection. However, no other reason is valid. Coop boards should not be able to discriminate against buyers due to their race, color, religion, sex, disability, familial status, national origin, age, sexual orientation or marital status. Please go to the link below to tell the Westchester County Board of Legislators to mandate a reason in writing to potential buyers, stating why they were denied from a co-op unit they were trying to purchase. All you have to do is put in your contact info and hit send. Since the Westchester County Co-Op Law was enacted in 2018, there have been over 480 known rejections of buyers seeking to buy a home, with no reasons given. Please help to change this! Thanks. https://www.votervoice.net/NYRealto/campaigns/83441/respond

Although it's a chilly winter day here in NY, it's not too soon to start planning your spring garden. I don't know about you, but I'm already looking forward to seeing the first shoots come up! https://www.houzz.com//get-a-head-start-on-planning-your-g

My first home purchase was in Larchmont, and I absolutely loved it! It was a one-bedroom coop, which was in walking distance to town and the train. One of my favorite things to do was to walk to Manor Park, where I would sit on the benches and watch the boats bobbing in the Sound. On the way back, I'd stop in at the library and pick up a novel or a movie (VCR tapes back then!). After seven years I left Larchmont and bought my first house. Whenever I pass by my old coop buiding, I smile at the memories. Check out what The New York Times has to say about "Living In: Larchmont" in this weekend's real estate section. https://www.nytimes.com//larchmont-ny-an-affluent-suburb-o

Some of my clients will immediately volunteer how much they have saved up for a down payment. I am always happy to hear that they have money in the bank, but I remind them that there are several other expenses that come with purchasing a home. It is important to take these other expenses into account when determining what you can truly afford. thttps://blog.homekeepr.com/cha-ching-check-cash-beyond-your-down-payment?sharedby=jeannette-boccini&utm_source=ActiveCampaign&utm_medium=email&utm_content=Your+HomeKeepr+Daily+%7C+Your+Shareable+Blog+Post+is+Ready&utm_campaign=Thursday_Daily_Agent_Email
