Nassau County, Long Island reported a $606,500 closed median home price in December 2020 representing an increase of 13.0% over $536,500 reported last year. The total number of available residential listings on Long Island in December 2020 was around 13,372, which represents a decrease of 4.8% over last year.

As we start 2021, I see home values on Long Island are stable and trending higher. In 2021, I expect inventory to loosen up in Long Island, especially on the North Shore and more properties to hit the market.
