The Case-Shiller Home Price Index, which is considered the gold standard for appreciation, showed that nationally there was a 4.8% annual gain in July, which was 0.5% higher than the gain we saw in June. The 20-city Index rose from 3.5% to 3.9% year over year, with almost all of the cities showing strong gains. Phoenix, Seattle and Charlotte reported the highest annual gains among the 19 cities. Phoenix prices rose 9.2%, followed by Seattle with a 7% increase and Charlotte ...with a 6% increase. The 4.8% national reading is very in line with our expectations of 5% appreciation. Case Shiller said that they expect this year over year figure to jump again in August. Make sure to quantify the opportunity in housing to your customers. Someone buying a $300,000 home, that gains 5% in appreciation, would benefit by $15,000 in just one year on appreciation alone.
