First, your agent will carefully review the purchase agreement to ensure you understand it and feel 100% comfortable with the terms and contingencies. 2. You’ll need to meet with a mortgage lender to firm up financing details and lock in your interest rate. 3. Once the home inspection report comes in (and you should definitely request a home inspection), you and your agent will negotiate any repairs with your seller. 4. Towards the closing date, you’ll get a call from your closing attorney’s office to schedule your closing. 5. Finallyit’s time to head to closing! Keep in mind that once your home is under contract lots of things happen behind-the-scenes. Don’t worry if it’s quiet for a few dayspeople are hustling to get everything just right for your closing. Only look at homes you feel confident you can comfortably afford -- it’s one of my top pieces of advice for homebuyers. Today’s FAF (Frequently Asked Friday) tackles the question you’ll need the answer if you’re looking to buy: How do I know how much home I can afford? Most experts recommend using the 28/36 rule which means you shouldn't spend more than 28% of your gross monthly income on housing and 36% on total debt (including your mortgage, credit cards, and other... loans like auto and student loans). For example, if your salary is $75,000 per year, your gross monthly income is $6,250 ($75,000 divided by 12). Your total housing costs (principal, interest, taxes, and insurance) shouldn’t exceed $1,750 per month (28% of $6,250). Keep in mind the 28/36 rule is just a general guideline. Here’s how to make sure yours stands out from the rest: Include a pre-approval letter that shows that you’re serious, qualified, and ready to purchase. Use a friendly tone. Let sellers know you want their homeand that you’ll be easy to work with all the way to closing. Put your best footand priceforward. You may only get one shot, so make it c...ount. Use comps and trends as a guide, but go in with a strong number you know a seller would find favorable. If you can pay all cash, say so. When you don't need financing, your offer is less risky for anxious sellers. Propose to close quickly and only include contingencies if you must. If you really want to make an impression, include a short hand-written note with your offer. Sometimes it’s the smallest gestures that have the most significant impact. And of course, when you’re ready, lean on the advice of your agent to write an offer that works for you and gives you every advantage in landing the home of your dreams.
