Tenant problems? A family and their kids rented one of our properties and they seemed like a beautiful and loving one and the monthly fee is always on time. For years it has been this way until my mother decided to pay them a visit just to check since we can't catch them on the phone and we haven't seen them for some time. They were always not at home so my mom just left a note on their front door. The very next morning the parents came to us and mentioned that they are leaving and they bought a nice house just next town. Also, they paid the next month's bill and we said our goodbye's. Sound's a little fishy so we went to check the property after they're gone and it was clean except for the basement, we noticed some strange white substances all around. We reported it to the police and they confirmed that it's narcotics.
Eviction problems? Not the worse thing that happened to me but still it is something to remember. I rented out a discounted house to a family for 2 years but they never told me that they left 6 months ago and another family member moved in instead. Since I only gave them a discount because I felt they really need help but they should have told me they another family member will be moving in. I asked him politely to move out the next few days and he did, but before he trashed the house and leaving a really smelly substance all over the house. Took us 4 days to thoroughly clean the whole property.
Tenants problem? We rented to a tenant who looks decent enough to have his own firm or something. After 2 months he didn't pay the rent and we received reports about several noise complaints and domestic violence. With the help of the police we evicted him but not before he removed all the wallpapers in the apartment.
Eviction problems? My father owned few properties in Vancouver, and we are located about 3 hours away from those properties. A pair didn't pay the rent for 3 months, so my father and I drove to informed that they have 10 days to vacate the home. We came back 10 days after and to our surprise they are still there threatening to call the police because we are trespassing. We have to go to the court, and the judge asked to leave the property immediately. We have to go to all that trouble to make them move.
Tenants problem? My grandfather was a landlord, and he rented a room to 3 middle aged men. One night he tried to collect the 3 months overdue rent and when they open the door one of the drunk tenants started beating him up. He called the cops but the tenants are already gone and the worst part is, he lost an eye because of the incident.
Pipe problems? You were out to buy something in the grocery, and when you got home, you find your living room flooded with water. The water from the broken pipes continuously spills water and slowly damaging your belongings and costing you thousands of dollars. All you have to do is to let your insurance company know and help you cover the cost and the cost of your hotel.

Bruce with was renting a cabin and had to relocate due to a forest fire. The cabin was not completely damaged. However, his belongings were due to the smoke. Luckily for him, damaged items, as well as living expenses, were covered by his insurance.
According to Alex renter's insurance is just a waste of money. However, while he was at work, a burglar stole his laptop and other electronic devices. If only he got insurance, the policy could easily replace the stolen items.
