*TIPS ON RENTING AN APARTMENT IN NEW YORK CITY!!* For anyone that is looking for an apartment in the city, I thought to give you a couple guidelines on how to move into the city and what the process is like.. *1. RentHop, NakedApartments, StreetEasy, Truilia, Zillow, PadMapper, and Zumper are a bunch of apartment search websites. (Most people use NakedApartments, RentHop, StreetEasy, Zillow for their searches*... *2. Basic Qualifications to apply for an apartment in the city:* -40x Monthly Rent ($3,000 x 40 = $120,000 salary) (can be combined with roommates) -2 Most recent bank statements -2 Most recent pay stubs -Tax Return -Employment Letter/Offer Letter (new job) -Landlord Reference *3. Most Managements and Landlords are looking for people that are moving between 2-4 weeks from their move in date. So start your search 1 Month before you plan to move in.* For instance- You would like to move into an apartment by March 1st. That means you should start your search beginning of February, which in my opinion is plenty of time. (Summer time they are pushing for 2 weeks from move in date. Winter is more flexible.) *4. You should really only look at no more than 10-15 apartments.* This is pretty excessive as it is, but I understand. For people it is very difficult to remember what the first apartment they saw. They get confused and then get lost in the apartment search and need to go back and look again from beginning. (this has happened before) *5. Pick an area in Manhattan you like!* Downtown = Expensive Uptown = Affordable *6. If you do not want to pay a broker fee, make sure you tell the Agent/Broker this.* There are PLENTY of apartments you do not have to pay a broker fee for. Summer can be different however. (Supply and Demand). The Landlord/Management pays us for 75% of the apartments in Manhattan. I would say the other 25% are apartments that could be a good deal so therefore I would recommend paying a broker fee for it. If you plan to be more than 1 Year at your apartment then maybe its worth it. Do not pay a broker fee that is let's say $5,000 and stay only 1 Year. Add $416 per month because of that broker fee lol... Don't hesitate to ask me questions to help you with your search in NYC! It is SUPER fun to find apartments (with me of course). *Disclosure!* Be careful what Agents/Brokers you work with!! Try to use someone you personally know or ask around to see if anyone you know works in NYC.
