Effective April 1, 2019, all smoke detectors sold or installed in the State of New York must have a sealed battery that lasts at least 10 years or be permanently hardwired into the building's electric power system. This is a vital lifesaving measure. No longer will people remove the battery from smoke detectors and disable the device, putting building occupants at risk. Existing smoke detectors must be upgraded to the 10-year sealed battery units or hard-wired units before selling a home or renting an apartment. If you have an old battery-operated smoke detector that does not meet the new requirements, install a new smoke detector now.

Unfortunately, the proposed amended bill fails to provide any meaningful assistance to buyers or sellers of co-ops. I have recently had several all cash purchasers of co-ops denied board approval. How you say?? Well, if this new amended bill passes, buyers or sellers will still remain in the dark.
