These were the houses I saw as well, not to long before they all are going to be knocked down!!

I drove down 1 mile in syosset today and in an area that predominately consists of 6000 sq foot lots with 1200 sq foot homes built in the 60s this is what I saw! Values in this area have sky rocketed in the past few yrs, so much where the avg sale price of these homes is 1.15 million and all have sold with in the past year! Most were small homes before being knocked down!!

Some properties need more work than others. Although we were able to buy this property for 54k we underestimated the construction. This house was an absolute disaster but we got through it and currently rent out to section 8 tenant for 2100/month. The key is to work with the right agencies when it comes to section 8. We recommend CDC as they are very reasonable and work well with landlords

Here is a property that we bought in 2015 located in mastic beach. This property has 4 bedrooms. Here are some finished product pictures but this house needed about 50k of work. we were able to pick this property up for 75k as it was a foreclosure. We currently rent out to section 8 tennant which produces 2100/month. Bedrooms are key when renting to section 8, our rule of thumb is 3 or more bedrooms and pay no more than 100k.

Here is a home we flipped back in 2013. We purchased the home for 285k located in great are in hauppauge. We gutted it and renovated to the 9. All in construction costs of about 100k. We sold this property 6 months later for 425k. Not to bad but most important thing when flipping is school district!

Here is the second home we ever purchased located at 37 2nd Ave., Central Islip we bought this house in 2010 didn’t know much about the rental game at this point but it was our first foreclosure we bought it for $127,000 it has four bedrooms located in the heart of Central Islip, we went through several different tenants before realizing that Section 8 was the way to go. so now we rent to Section 8 tenants and we had our latest tenant for the past two years which you can usu...ally count on with your average section 8 tenant unfortunately here are pictures of when there was a water pipe that busted because of the weather that became a huge problem but the insurance plan saved us however we have stories from when a similar accident happened at this property where the insurance did not pay because the house was vacant. It’s very important with a rental that your insurance policy covers vacancies. this wasn’t one of our best investments due to the fact that the taxes are very high about 8000 a year and we purchased above where we usually like to purchase For a house like this however we are pleasantly surprised that the appraised value is coming in above 200,000 at this point so turned out to be not so bad of an investment!
