Dreaming about the beach? So are we! Marin designed an expansive residential complex along the coastline in The Rockaways. The buildings will guide the neighborhood’s future, with socially-conscious, sustainable design incorporated at all scales. Our team created an accessible urban oasis, with lush, open space serving as a unifying element for the new buildings and their tenants. Green roofs, terraces, and landscaping maximize water retention and prioritize coastal resiliency in the face of future storms. #urbandesign #environmentaldesign #urbanoasis #residentialarchitecture #marinarchitects #newyorkarchitecture https://hubs.la/H0NG-xT0

Eid Mubarak to all our Muslim friends, family, and colleagues! We designed a cubist Mosque for Emaar Properties' "Iconic Mosque" competition. The proposed building is situated in Dubai Creek Harbor, UAE. Generally, mosques have been designed the same way for thousands of years. Our design aims to take a novel approach to traditional design. We manipulated the conventional dome and minaret to incorporate gradual layering and elevation changes. We intended the mosque to resemble the formation and shape of sand dunes, which are typical of the region. #dubai #eidmubarak #marinarchitects #happyeid

In 2017, we completed a project for Northwell Health! Our architects designed birthing suites and a reception region at the 77th street location. The patient experience was the most important element for the client. We built a space that was welcoming and warm for expecting families. As hospitals transition towards aesthetics that resemble hotels, architects ensure that the right furniture and technology fits in the space.

We designed a 7-story residential building in the University Heights neighborhood in the Bronx. A number of units are set aside for middle-income earners. Residents of 2724 Heath Ave. will have access to a community center, a gym, shared laundry, and parking. There are 64 units total and the lottery is open to New Yorkers until June 11th. The project was covered in 6sqft & YIMBY New York earlier this month. We recently completed a gorgeous condominium in Red Hook! The Huntington contains 15 boutique two and three-bedrooms and duplexes. The building introduces a new luxury lifestyle to the area and the brick and metal façade complements the surrounding aesthetics. Residents have ample living spaces, rooftop access, storage, and parking. The amenities and sun-drenched interiors are perfect for busy city-dwellers. https://hubs.la/H0N93m-0

We reimagined a walkway on Park Avenue between 46th and 57th street, creating an enjoyable pedestrian experience. The Alar was inspired by the Mimosa Pudica plant, with its responsive sculptural leaves. The wind, momentum, and pressure from the underground subway cause the leaves to open and contract. This project has no emission output, The Alar is self-sustaining. At Marin, we prioritize walkways, bike lanes, and benches in public spaces to support an environmentally-conscious and inclusive lifestyle. For Earth Week, we present our vision for a beautiful urban path. #earthweek #earthday #sustainable #design #rendering #walkway #parkavenue #newyorkarchitecture #urbandesign #designforlife

New York is the 15th state to legalize recreational marijuana for adults 21 and older. As we brace for legal structures for producing and selling cannabis, now is a great time to begin planning for dispensary storefront design. This photo is from our interior fit-out project for Big Island Grown in Hilo, Hawai’i. Our goal was to create a welcoming and calming space that allows for safe shopping. #newyorkcity #hawaii #bigislandgrown #bigisland #dispensarylife #wellness

The firm was featured in Building Enclosure yesterday! Walter Marin shared his perspective on post-pandemic design. "It is helpful to look back at how medical design has changed in the last decade. Think back to one of your earliest memories of being in a doctor’s office. Perhaps the walls are painted a classic medical blue, and faded discount furniture lines the perimeter. Now think about your most recent visit to a medical facility. More likely than not, the environment is bright and airy, with luxury furniture to rest in and soothing artwork adorning the walls. This shift highlights a growing idea that a patient can start to feel better simply by walking into an environment that is more focused on comfort and aesthetics." https://hubs.la/H0LmTMB0

DETAIL: The Midtown Diamond District, well-known for its small scale structures of varying architectural styles, will soon have two buildings replaced with a mixed-use tower located at West 47th Street. This new building has been designed to breathe new life into the small, but unique district. Rather than replicating the dark, solid masses already on the block, Marin Architects used the district as an inspiration. To this end, the shining glass curtain walls on the front and... back facades, and a clean steel structure with triangular profile emulate the shape of a diamond. The lot line walls are clad in Equitone fiber-cement panels inlaid with windows. The design of the two visible facades maintains the illusion of a piece of fine jewelry. Marin captured the essence of the developer’s vision and created an anchor in the Diamond District to inspire further modernization to the block. The 50-foot wide footprint was affected by the required setbacks, so to maintain usable floor space in the upper floors, a compact services core was created. Rather than overwhelming the adjacent 1920s building, the upper floors were designed to be slightly stepped back, which also will bring more light into the narrow street. The total square footage will come to 58,162, providing much-needed, bright office space to the Midtown area. With the first and second floors slated to be jewelry stores, the space is designed to be pedestrian-friendly and inviting. The curtain wall, which extends through the ground floor, sets itself in contrast to the older, darker neighboring buildings. #marinarchitects #midtown #archdaily #architecture #nyc #architect #diamonddistrict #glass #facade #detail #photography #windows #architecturephotography #archdigest #design #upperfloors #designer #angle #cleanlines #sideview #nycarchitect #instagood #exterior

Located in the heart of Brooklyn Heights’ high-end retail corridor stands the unique landmarked exterior that is 135 Montague Street. For this two-story structure, Marin Architects designed and developed an additional two-story vertical enlargement. The new expansion and the second floor will feature multi-family residences with outdoor terraces, and the ground floor will be used as retail space. With an all-brick interior, these new apartments reflect a modernized, industria...l aesthetic, whilst maintaining the integrity of its historical 1920s exterior. Following this expansion, Marin is designing and developing construction documentation reflecting the client’s requirements for a City MD space, an urgent care medical clinic to be located on the ground floor. #marinarchitects #expansion #brooklyn #brooklynheights #retail #highend #angle #cleanlines #landmarked #brick #exterior #facade #construction #modern #modernized #industrial #historical #renovation #multifamily

We're thrilled to announce that Marin Architects is featured in Architectural Record this month! Walter Marin discusses adapting affordable housing to benefit residents during and post-COVID. Read more in the link below! Given the lower chance of Covid transmission outdoors, Marin is making the most of open-air spaces. New York City codes discourage individual balconies in affordable housing, so we’ve designed a roof garden, which is like a giant communal balcony, he says.... It’s the one place you can gather at a reasonable distance, and, with movable furniture, tenants can personalize the space and make it into little pods. . https://bit.ly/3iuedkR #marinarchitects #affordablehousing #covid #archrecord #architecturalrecord #renovation #roofgarden #outdoorspace #newpress #openair #architect #architecture #nycarchitect #housing #newbuildings #waltermarin #covid19 #stayhome #archdaily #architecturedesign

How will shared workspaces look different in the future? Today we look back at the work we completed for @wework at the Fulton Center, NYC. In much the same way that WeWork strives to help people with networking and connections, the design of WeWork at the Fulton Center connects across two distinct buildings, joined by a common corridor. This project, of which Marin was the Architect of Record, features a renovation not only within the landmarked 8-story Corbin building, but... also the 3rd floor of the Fulton subway mixed-use station. The location of these WeWork offices is within easy access of 10 different subway lines making it a prime location for the company. The Fulton Center is a modern steel and concrete building, while the Corbin, built in 1889, predates steel skyscraper construction and utilizes cast iron beams and load-bearing masonry walls. Once the tallest building on the block, the Corbin was rehabilitated in 2014, opening the doorway for WeWork to lease the 30,000 sq. ft. of office space. Marin Architects’ renovation included maintaining the historic elements of the Corbin building, such as the bronze and marble staircase and the Guastavino tiles in the arches of the doorways. Light permeates the space in part due to incorporation of the Sky-Reflector Net, a spiraling James Carpenter-designed skylight on the third floor of the Fulton Center, which was part of the multi-million dollar 2014 renovation. Due to the nature of the owners as a State Agency, the design and documents required compliance to NY State Code in addition to all necessary city codes. Additionally, careful coordination was needed between mechanical, electrical, and plumbing of all floors to facilitate the fast-track construction. In total, Marin Architects was retained to work on 6 separate sites for WeWork. #marinarchitects #sharedworkspace #covid19 #wework #commercial #realestate #commercialdesign #commonarea #architecture #archdaily #industrial #commercialdesign #mixeduse #fultoncenter #nycdesign #architects #skylight #naturallight #working #skyscraper #architecturedesign #designer #officedesign #officespace #offices

We're excited to be featured in BISNOW this month on the topic of tech and building safety in commercial real estate. Link in our bio to read more! "Tech To Make Buildings Safer More Easily Tech for building safety goes well beyond buildings and elevators. Walter Marin, founder and principal of Marin Architects, told Bisnow his firm’s most urgent task has been to improve building air quality by using improved technology and filtration systems. You can’t just sanitize peop...le in order to make it a safe environment, Marin said. The air also needs to be clean and filtered regularly to create a more comfortable, pandemic-free environment. Marin cited touchless technology and smart tech. Some of this technology was already in place for security measures, such as an ID scan or pushing a button in the lobby elevator to allow entrance on specific floors only, he said. But with the pandemic, its use has crystallized and more buildings, new and old, are making the upgrade." #marinarchitects #bisnow #realestate #CRE #commercial #commercialrealestate #tech #safety #buildingsafety #covid #filters #cleanair #pandemic #comfortable #technology #cleaning #updates #buildings #techawakening #covidsafety #waltermarin @bisnow

685 5th Avenue is a renovation and vertical extension of an existing 20-story building. The steel and concrete office building was constructed in 1927, with an addition added in 1999. The new expansion and renovation includes converting 15 existing floors into residential and adding an additional 8 floors and mechanical penthouse. The new residences include 69 luxury units as well as a spa, gym, residents’ lounge, roof deck, and pool. The lower 5 levels are currently occupied retail floors which will remain operational throughout construction. #marinarchitects #fifthave #archdaily #architect #architecture #nyarchitecture #nyc #midtown #steel #concrete #renovation #expansion #luxury #roofdeck #spa #gym #construction #extension #facade #exterior #newbuilding

A 15-unit boutique condominium is headed for Brooklyn’s Red Hook neighborhood. Once a prosperous shipping and port area, the area declined in the latter part of the century and was heavily damaged in 2012 by Hurricane Sandy. Red Hook is now currently undergoing a revitalization and is a favorite among musicians, artisans, and entrepreneurs. In addition to the 15 residential units, the building will feature 10 parking spaces, storage on the cellar level, and surrounding garden...s. We're excited to be featured in Senior Housing News about the effect of Covid-19 on Senior Living Housing and design. Link to the full story in in our bio! Specifically, Covid-19 is causing senior living architects to incorporate more hospital-like features into their designs, according to Walter Marin, Founder of Marin Architects. Based in New York City, Marin Architects focuses on hospitality, educational and commercial design projects, including some senior living. We ar...e working on ways where we can bring the hospitals and health care services to our senior living clients, Marin told SHN. Continuing its work with The Stagg Group, Marin has designed a mixed-use structure on Van Cortlandt Avenue in the Bronx. The Stagg Group is very active in developing residential buildings in the Bronx and looks to attract the increasing number of New Yorkers who have been priced out of Manhattan or Brooklyn. This 13-story building features residential units as well as a community facility in the basement and the site needed to maximize the number of apartment units while stay...ing within New York’s Housing and Preservation Development (HPD) requirements. Additionally, to expedite the construction process, a Girder Slab System was used in place of the more traditional concrete/precast block system. This system uses off-site precast components to decrease construction time. It combines a lightweight structural steel system with composite floor and ceiling slabs. Its low profile is ideal for the relatively low ceiling heights of high-rise residential buildings and the underside of the slabs is unobstructed leading to ease of mechanical and electrical design and placement. #marinarchitects #nyarchitect #bronx #development #affordable #steel #affordablehousing #stagg #HPD #preservation #housing #nychousing #realestate #mixeduse #designer #residentialdesign #collaboration #residence
