I did a Sewer inspection today for a new home buyer today who was smart enough to invest a couple hundred dollars for the camera inspection. Besides the sewer line being filled with grease I located a hole at the bottom of the sewer pipe at approximately 13.8 ft. This inspection saved the new home buyer thousands of dollars and a huge mess if he did not take the necessary steps of having the sewer line inspected before the home purchase

This is a defect of a hole that was made for a cable wire that enters straight into the home. Any type of hole allows water intrusion, bugs, and if big enough, rodents to enter the house. anytime holes are made they have to be sealed. If the cable guy comes and makes a hole for a cable please make sure he seals the hole.

This post is for a Home Inspection plumbing defect that I provided for a client. The boiler is missing a sediment trap. The photo with the blue boiler has an arrow where the sediment trap should have been installed and the other two pictures show a proper installation of a sediment trap. A sediment trap is a configuration of solid pipe fittings intended to keep debris from entering a gas appliance and restricting gas flow through the orifice or burners. Sediment traps are recommended near appliances such as boilers, furnaces, and water heaters. They should be installed near the appliance and downstream from the gas shut off valve. While inspecting this home for my client I happened to see a rusty nail inside the house. That would mean moisture. I tested the wall with my moisture meter and I received a 100% reading. Inside the wall there was serious water intrusion.

When the home-buyer called me to do his home inspection he was very happy that the current Homeowner recently had a new roof installed. Even though the roof was new it still needed to be inspected for proper installation. So, when I climbed onto the roof, I saw rusty nails visible the eye as you can see in the pics. Shingles should be attaches using galvanized steel or aluminum roofing nails that are long enough to penetrate at least 3/4 inch into the sheathing underneath an...d Nail location and quantity are important. With that said, nails should not be visible such as shown in this installation. What is the purpose of installing a new roof only to have nails putting holes in them. You should not see the nails and if you do, they should be sealed with caulking. Nails installed above the seal strip usually void the manufacturer's warranty. See more

Photo of an outdoor outlet on Staten Island. After making sure all power was turned it was determined that this outlet needed to be replaced. If the outlet was working the middle green light on the tester would be lit.

This is a photo of a rusted and corroded Window Lintel. For those of you who do not know what a Window Lintel is here we go; Lintels are a type of structural support use in building. They are installed horizontally above openings such as doors and windows to support the load of the structure above and provide strength at weaker points. If a load bearing lintel is damaged, such as the one in the photo, then it requires attention. Lintels can be made of bricks, concrete, timber or metal The lintel needs to be sealed so there is no water intrusion.

I received a call from a homeowner in NJ because he was having water entry issues in his furnished basement. My thermal imaging equipment located the leak. The picture below shows the exact spot of the water leak. The homeowner had a pretty bad foundation leak. The dark purple is water and moisture. The darker purple line from ceiling to floor is the actual foundation crack and point of entry for the water intrusion. Homeowner was very happy.

These are Thermal Imaging photos taken at a auto body repair shop in New Jersey. They needed to add an additional car lift but they had radiant heat throughout the building. They hired me to locate the underground piping with Thermal Imaging so that when they broke the concrete they would break the heating pipes. It was a great success. You could see in the pictures below how the bright orange lines so the heat pipes

This particular photo was from a home inspection done and the contractor hired a painter. The painter painted over all the vents so now they cannot be opened or closed. The lever is locked in the position it was in when painted. Very Sloppy.
