FAQ: What is a fair offer for my home? If you've already talked to a real estate agent they will most likely tell you how much your home could sell for if it was in good to excellent condition. This would be considered market value and what a well qualified buyer who's obtaining an FHA mortgage might pay for the home. If your home needs much work it may not qualify for traditional financing through a bank and you would be limited to cash offers. If the home is in fair condit...ion you may get 70% of market value. A home in poor condition may only get you 60% If the home is a rental property and has positive cashflow and the tenants have a good payment history an investor may pay up to 80%. The reason you won't get much more than 80% is because when the home is purchased for cash there needs to be a little bit of equity for an investor to make it worth their while. The equity is what will eventually be used to pay for the repairs if any. Once the home is up to par it can be re appraised and will sell for market value if the investor chooses to sell it off. Appreciate all the house leads but lets talk a little bit about how this all works. We are in this to help sellers but we are also in this to make a profit! When selling a home to a buyer who's intent is to occupy the property it's okay to ask 95% or 100% of full market value but when selling to an investor you have to be more realistic. If you want 100% do yourself a favor and hire a good real estate agent. They will get this amount for you! If you just want out ASAP and don...'t want to be bothered with repairs, Home inspections, Back and forth negotiations and houses that fail to appraise for what you are asking for in price then you have to be willing to sacrifice some money for someone else to assume all the risks, Liabilities and the headaches that you are trying to avoid.
