This week I received an original mortgage and note stamped Paid in Full on a case that I successfully quieted title defeating the mortgage bank and cancelling and discharging a defaulted mortgage debt valed at about one million dollars without my client having to pay for it!!! Yes my friends, the free house. Now I have five more quiet title case to go.

Homeowners beware, the forbearance that your mortgage lender is willing to extend now due to the Pandemic will most likely result in you having to make a lump sum payment of all arrears at once. Will you have 10,000 or 20,000 dollars or more on hand to satisfy that payment? If not, you may be headed to defending against a foreclosure action. I’ll be here to help if and when that happens.

We at the law firm of R David Marquez, P.C. are doing our part to curb the spread of this awful virus by closing our office and working from home. All office phones are being forwarded to my cellphone so I am available to take your calls and respond to your questions. The courts are closed to non-essential cases and the cases t...hat are considered essential are certain family court matters and ongoing criminal cases. Foreclosure cases on Long Island and in New York City are temporarily on hold and deadlines adjourned until mid-May or until further notice by Court Administration. Accordingly we are not appearing in state or federal courts at this time. To my knowledge all foreclosure auctions are also suspended. In light of the current situation, with so many neighbors being out of work, we may very well see a surge in post Pandemic foreclosures. For all of those who may face foreclosure, please keep in mind that we are here to help. We will always do our utmost to help folks stay in their homes while we work on resolving their foreclosure cases. We will get through this together. Stay strong and know we are here for you.
