HOW TO BUY YOUR NEW HOME WITH ONLY A COUPLE THOUSAND OUT OF POCKET! Want to own but have little saved? There are mortgage programs that offer 100% FINANCING!!! That's right no down payment. However, the down payment is only part of the costs required when buying a home. Often it's the "closing expenses" that vacuum up your $$. Here in NY they can really take a bite out of your budget. So how does one acquire their dream home with only a couple thousand dollars? Like this:... Try to utilize a nothing down program. These include: 1. VA/USDA/SONYMA VA - Must have served in a branch of the military. USDA - Open to all SONYMA(New York only) - Open to all 2. SELLER CONCESSIONS - The seller of your new home can help pay your closing costs. Each mortgage program has their own limits on the maximum amount(s) allowed. VA - Unlimited providing the prepaid costs do not exceed 4% of your loan amount. USDA - Maximum of 6% of the purchase price. SONYMA - Maximum of 3% of the purchase price. 3. GRANTS - Most Cities, Towns, Counties, States and even certain lenders offer first time home buyer grant programs. A Grant is exactly that. Free money with no repayment required. Here's a scenario based on $150,000 mortgage with property taxes of $6,500 to further explain: COSTS Down Payment $0 Closing Costs $12,000 CREDITS Seller Concessions $6,000 Grant $3,000 Lender Credit $1,500 TOTAL FROM YOU $1,500 So with a little effort and the right know how.
