Off market transactions are an integral part of our business. With record low inventory, the importance they play is tremendous. To succeed in this area of the industry, it’s all about cultivating relationships with eager (yet reluctant) homeowners and well connected brokers. In April 2019, an expanded back to front split-level home located at 1105 Duston Road, N. Woodmere (picture 1) was entrusted to us to sell. 1105 Duston was unique in that the original owner from 1953 had decided to purchase the vacant 50x100 lot located immediately next door (picture 2). For over 50 years, that vacant lot was used solely as an additional backyard and pool area for the original owner of 1105 Duston Road and his family. In June 2019, we sold 1105 Duston Road AN...D the vacant lot to our clients @schaffer_properties and @capital_home_builders. Immediately, thereafter a fence was erected between the 2 properties (picture 3) as we tried to sell the existing home at 1105 Duston. 60 days later the neighboring lot was cleared and fenced (picture 4). From June 2019 through April 2020, 1105 Duston Road entered contract and fell out of contract TWICE due to the pandemic only to eventually sell to a buyer that visited the home months prior! Fast forward to June 2020, the once vacant lot became home to a gorgeous state of the art new construction now addressed as 1099 Duston Road. All summer long I sold 1099 Duston Road in my mask and gloves and it got a little hot with all that PPE (picture 6).
