Tower Tuesday!! Today we are featuring NYC’s newest park, Little Island! Located at Pier 54 & 55 in Meat Packing along the Hudson River. Pier 54 used to be owned by Cunard Line and was the pier that the Carpathia landed with the 700+ survivors from the RMS Titanic in 1912 which was expected to arrive in the neighboring Pier 59. The Carpathia which was docked at Pier 54 was sunk off the coast of Ireland only a few years later by a German U-boat. Just before the sinking of the ...Carpathia, the Lusitania departed from Pier 54 in 1915 for the last time to also suffer the same fate. In better news, the only remnant of the Cunard Line operating out of Pier 54 is the still intact sign that greets everyone walking to Little Island. In 1998 the piers became part of the Hudson River Park. Since then, they have been used for concerts and other events. Pier 54 was finally shut down in 2011 after it started to collapse. In 2014, plans arose to reuse the pier along with neighboring Pier 55 into a new permanent park. Because nothing in New York gets built without a struggle, opponents battled for years in court to stop Little Island. Eventually, park officials approached Barry Diller and in turn Diller enlisted Thomas Heatherwick, the lead architect/designer on The Vessel at Hudson Yards. Little Island’s distinct exterior is supported by concrete piles. On top of the piles, 132 concrete tulips make up the structure of the park. Each tulip’s shape is unique and has a different weight load capacity to hold the soil, lawns, overlooks and trees. Components of the pier, nestled among more than 350 species of flowers, trees and shrubs, include a 687-seat amphitheater and an intimate stage and lawn space, along with dazzling views of other portions of Hudson River Park, New York City and the Hudson River. The total cost from the Diller-Von Furstenberg Family Foundation is at $260m with Diller saying to pick up the tab for the next 20yrs totaling an estimated $380m donation to NYC. The original Pier 54 piles remain to provide habitat for aquatic life. Well, that wraps up this week’s Tower Tuesdays! If you would like to know more, you know what to do! Thanks for stopping by! Little preview of yesterday. Started in Brooklyn, 2 sets of clients there, then more in Jersey City and finally finishing off in Hoboken. This is the route from Manhattan Bridge to Canal St to the Holland Tunnel entrance. Will be doing this route multiple times this week. 2021 is already off to a crazy busy start! Love these time lapses! ... #douglaselliman #luxury #luxurylisting #luxuryrealestate #luxurycondos #luxuryresidential #nycrealestate #manhattan #tribeca #DEdreamhome #dreamhome #mldl #tomcrooksnyc #listings #justsold #nycrealtor #njrealtor # #realtor #ellimanagents #tribeca #soho #westvillage #milliondollarlisting #realestate #townhousetom #nyc #downtown #towertuesdays See more

Tower Tuesdays!!! Today we are featuring one of the landmarks of NYC, a hidden gem located in the heart of Central Park, The Loeb Boathouse! Boating has a long and rich history in Central Park. The first recorded boating concession was established in the early 1860s for a yearly sum of $1,000. By 1869 the number of patrons had risen to over 125,000 each year. Boats formerly embarked from 6 landings along the water’s edge; local kiosks sold tickets for rowboats, gondolas, and ...multi-seat call boats. In 1874, Park architect Calvert Vaux formalized the tradition by designing the rustic Boathouse on the Lake’s eastern shore as a covered space for docking and storage. Overlooking no detail, he incorporated charming Victorian touches and a 2nd-story terrace with sweeping views of the lake. The boats were stored in a small wood plank dock just west of Bethesda Terrace, but increased demand made the construction of a regular boat house necessary, and the idea was first aired in 1870. When the park’s landscape architects, Calvert Vaux and Frederick Law Olmsted agreed that construction was needed, Vaux embarked on the $2,360 project himself. Opened in 1873, it served the public for over 80 years and offered a splendid view of the Ramble, an aviary, and a gazebo. By the early 1950s, Vaux’s structure fell into disrepair, a donation of $305,000 by investment banker Carl M. Loeb enabled the building of a new boat house. Vaux’s building was demolished and a new one constructed on the east-end of the lake. The Loeb Boat House was designed by Chief Park Designer Stuart Constable and officially opened in March. The boat house, named in honor of the Loeb family, is a 3-part neoclassical brick structure with a copper-hipped and gabled roof. It has become a popular café and event venue (especially weddings Curtis & Nicole!), and it also serves as the unofficial headquarters of birdwatchers. The Loeb Boathouse also contains a 2 Michelin-star restaurant that recently shuttered after a $2.9m renovation and expansion with an anticipation of reopening in April. Well, that wraps up this week’s Tower Tuesdays! If you would like to know more, you know what to do! Thanks for stopping by! See more

Tower Tuesdays!!! Today we are in Lower East Side for a mega development that I am so excited for. More so before the pandemic of course. Today we are featuring one of many (currently 7) towers going into One Essex Crossing. One Essex Crossing is a new mega development developed by L+M Development Partners, Taconic Investment Partners, BFC Partners and CetraRuddy. 202 Broome Street at One Essex Crossing would appear to encapsulate Essex Crossing’s master plan under one roof: ...Its 34,500 square feet of retail space will include a portion of The Market Line food hall, and there will be 175,000 square feet of offices on top. The 83 condos will be situated on floors 6-14 and feature thoughtful layouts to make the most of incredible natural light. An offering plan submitted in July 2019 is still under review, but prices are said to range from $975K for studios to $4.1 million for three-bedrooms with private terraces. Penthouses are price on request. All homes are adorned with elegant, contemporary finishes and amenities including a verdant outdoor garden, a fitness center, a playroom, residents’ lounge pavilion, and a crisply landscaped rooftop garden with breathtaking views. Residents will also have direct access to The Market Line and the newly reopened Essex Street Market. The gridded facade by CetraRuddy pays tribute to historic Lower East Side buildings, but generous setbacks with native plantings allow for touches of green that the tenements of old certainly never enjoyed. Indeed, the building will be topped with a green roof, and approximately thirty percent of units will have private outdoor space. In addition to the green roof and common indoor/outdoor terraces, amenities will include a lounge and fitness center. Construction topped out in November 2019, and occupancy is estimated for early 2021. Well, that wraps up this week’s Tower Tuesdays. If you would like to know more, you know what to do!
