DID YOU KNOW? The average rate for a 30-year, fixed-rate mortgage once again hit a new all-time low, clocking in at 2.71%....wow! DID YOU KNOW? New York, New Jersey, Connecticut and Maryland faced skeptical questioning from a panel of federal judges considering whether to revive a lawsuit that challenges a U.S. cap on individual deductions for state and local (SALT) taxes. A tax overhaul passed by Congress in 2017 set the maximum deduction at $10,000 on individual returns, decimating the value of many homes in high tax states where cost of living is notably higher than most parts of the USA. Most of the states most impacted by this are DONOR states....states that pay more to the Federal Government than the Federal government spends on their state. (Bloomberg)

How is the Market??? The thing about this market is real buyers with a NEED to buy are out on the hunt. All offers are being considered unless of course they are too low and than in that case not considered at all. As for rentals.... Those tenants with a NEED to stay in New York are still renting.... Unfortunately, there seems to be less of them right now. There is LOTS of inventory for rentals and every application should be considered (and wisely). On the other hand,... this makes it a great opportunity to secure a really great apartment that perhaps a tenant couldn't otherwise afford. Some areas in Brooklyn and Queens are showing an up tic in pricing while others are showing prices level off or a slight dip. Do you know the market that you live in? It's hard to believe Summer 2020 is behind us. Remote learning and working remotely is the new normal. DID YOU KNOW? The 30-year fixed-rate mortgage dropped to an average of 3.15% during the week ending May 28, a decrease of nine basis points from the previous week, Freddie Mac, the lowest level since Freddie Mac began tracking this data starting in 1971. A year ago, the 30-year fixed-rate mortgage averaged 3.99%.The 15-year fixed-rate mortgage dropped eight basis points to an average of 2.62%. The 5-year Treasury-indexed hybrid adjustable-rate mortgage averaged 3.13%, down four basis points from a week ago. (Marketwatch) The previous record low was set at the end of April, when the average rate on a 30-year home loan dropped to 3.23%. This is now the third time in 2020 when the mortgage market has recorded a new historical low for interest rates.
