If your home racks up this number, it gets treated as a "stale listing" and begins to attract lowball offers. All our homes usually go under contract within 30 days or less...! (because of our process before the home every hits the market). Don't price too high, don't price too low. Price just right. You want the "Goldilocks Price" price point... ... but how do you know what that price is? You know it by figuring out: Rule #2: Know the Active, Pending, Sold Ratio What your neighbors sold their home for is one of the single biggest factors on what you'll be able to sell for. Because buyers are looking at Neighborhood Comparables ("Comps"). Work with an agent who has their pulse on the neighborhood and can time your listing well, and list it at the Goldilocks Price based upon Active, Pending & Sold Comps to attract drovers of buyers immediately... ... which leads to the final point... Rule #3: Your Home Must Feel "Move In Ready" Today's primary buyer is the discerning millennial who has good taste and wants a home that feels "ready for a relaxing weekend". If your home isn't prepared properly, making it feel "move in ready".... you'll repel buyers. So you must have your home ready to make a great first impression... (As you know, we only get one chance to make a great first impression).
